Bringing over 20 years of business experience in project management and client relations, Lindsey’s specialism is developing land opportunities and delivering projects. From concept through to detailed permission, Lindsey’s client focus will ensure a successful outcome for all parties, delivered to an agreeable timescale.

With 35+ years experience in building, construction and energy, Andy brings a wealth expertise to SLS. His commercial skills mean we can tailor how we work with each client, from profit split arrangements to outright purchase. Local to Norfolk, his regional knowledge and hands on experience of developing land and working with local planning authorities means his input to projects results in success.

Here are a few projects we’re currently working on.

Case Study 1: SLS worked tirelessly for over two years with land owner to obtain planning permission for a single dwelling on a Greenfield site. Overcoming the highways objection was of paramount importance which required a creative highway solution to improve visibility splays at the junction. Needless to say a tear was shed when at the committee meeting the approval was granted!

Case Study 3: The Land owner appointed us to represent him at appeal, for permission to build 4 bungalows on a greenfield site in Broadland, Norfolk. Having recently been refused planning, we reviewed the case, and with our 100% track record of winning appeals, we took the case on. Months later planning was granted taking the value of the site to approx. £700,000.

Case Study 5: SLS were approached by a Suffolk farmer to understand if an underused farm yard would be suitable for residential development. We have undertaken pre application discussions and in the process of preparing a planning application.

Case study 7: SLS are representing a doctor’s surgery in South Norfolk to identify and negotiate land for the surgery to build a state of the art facility which will amalgamate two satellite services and improve the service they provide to the local community. Working on a Design and build contract SLS should be able to report in August 2020 as to the build progress of the site.

Case Study 9: Refused at planning committee, due to landscaping and highway issues, SLS were brought, and were successful in, appealing a planning application for four bungalow dwellings. As an added bonus SLS also bought the site at a fair market rate and are preparing detailed plans for submission to the planning authority.

Case Study 2: The land owner approached us for help to develop an 0.3 acre site in a Suffolk village, which had an ageing bungalow on it. We managed to secure outline permission for two 4-bed detached dwellings. The owner wanted to share the risk, so instead of paying fees for our planning work, we took on the risk and fees, and entered into a profit share with the owner. This meant the owner had no risk or financial outlay to go for planning. Once planning was granted and the site sold, we subtracted our costs from the uplift in value on the land and split the profit 80/20, with 80% going to them. Had planning not been granted the client would have had nothing to pay.

Case Study 4: SLS have undertaken a strategic review of 1500 acre agricultural estate and identified short, medium and long term development opportunities. We are currently preparing an application for a small enclave of dwellings working with the parish council to solve highway and FRA issues for the betterment of the community which will release further land for development.

Case Study 6: SLS are working on a joint venture to release underutilised industrial land for residential development to help renovate the remaining industrial units to meet Energy Performance Compliance regulations which have recently been introduced. A finely balance planning application has been submitted to the planning authority which addresses the concerns of the planning authority over the loss of employment land.

Case Study 8: As part of the planning authority’s Call for Sites we are working on a joint venture to allocate a 3 acre parcel of grade 3 agricultural land that was initially considered as unsuitable for residential development. We are preparing a planning application in readiness for submission.

Case study 10: SLS worked on two parcels of land in close proximity to each other, but owned by differing clients to obtain planning permission for 13 bungalow dwellings in total. To date detailed planning permission has been obtained and work is due to start in August 2019 to build out the sites. Four bungalows have been sold off plan which is a testament to the design and layout of the scheme we have prepared.
